Quick answer
If you've ever compared a rental on Airbnb with the same place booked direct and wondered why Airbnb costs more, this is why. Here's the real math.
What exactly are you paying Airbnb for?
Airbnb now charges most hosts a single service fee of about 15.5%of the nightly price plus cleaning and other fees, taken out of the host's payout. Most guests no longer see a separate service fee line (Airbnb is phasing out its older split fee). But many hosts raise their Airbnb price to cover the fee, so you often still pay for it inside the price.
That fee covers Airbnb's payment processing, marketing and customer support. On a rental you've already decided on, booking direct lets you skip it.
Same rental, two prices
Let's take a 2-bedroom Wildwood Crest condo at $3,400 for a 7-night week in July, with a $200 cleaning fee. The owner has one rental unit.
Booked on Airbnb at the same price
- Weekly rate: $3,400
- Cleaning fee: $200
- NJ taxes (13.625% in the Wildwoods, on rent + cleaning): about $491
- Total out of pocket: about $4,091
Booked on Airbnb, priced to cover Airbnb's 15.5% host fee
- Rent + cleaning: about $4,260
- NJ taxes (13.625%): about $580
- Total out of pocket: about $4,840
Booked direct with the owner
- Weekly rate: $3,400
- Cleaning fee: $200
- Service fee: $0
- NJ taxes: $0 (an owner with 1 or 2 units renting directly generally doesn't charge them)
- Total out of pocket: $3,600, plus a refundable security deposit if the owner requires one
Same place. Same week. About $500 to $1,200 saved by booking direct, depending on how the owner prices their Airbnb listing.
"But what about Airbnb protection?"
Fair question — this is the main thing Airbnb sells you. A few things worth knowing:
- Airbnb's AirCover for guests covers serious problems with the home, like a host cancelling or a listing that is very different than described. It does not cover weather or travel problems, and it is not for changing your mind.
- Travel insurance usually costs about 4% to 10% of the trip price and covers listed reasons such as illness. Coverage for changing your mind ("cancel for any reason") costs extra.
- When you book direct, you deal with the owner, not a platform. Ask for the cancellation policy in writing before you pay, and know who to call if something goes wrong.
Where to find direct Shore bookings
Two real paths:
- Direct-booking platforms like TrueStay — a small collection of Shore properties. You send a booking request and the owner responds. No commission markup.
- Owner's own website — some owners run their own booking sites (we build these for owners on TrueStay). You get the same unit at the direct rate.

How to avoid Airbnb and VRBO service fees on a Jersey Shore rental
Two ways to avoid the Airbnb fee built into the price and the VRBO guest service fee (about 6% to 15%) on a Jersey Shore stay:
- Book through a direct-booking platformlike TrueStay — curated Shore rentals, listed by the owner, zero commission added on top of the owner's rate. You send a booking request and pay the owner directly, by whatever method the owner uses.
- Find the owner's own website. Many Shore owners run private booking sites (we build these). If you've already found a rental on Airbnb, try Googling "[property name] + book direct" or the owner's name — their site often ranks for it.
The savings are real: on a 7-night summer week in the Wildwoods, skipping the Airbnb fee and taxes can put about $500 to $1,200 back in your pocket for the exact same rental.
What VRBO looks like
VRBO (owned by Expedia) usually charges guests a service fee of about 6% to 15%, lower on more expensive bookings. Same savings story applies if the owner also offers a direct booking channel — you avoid the VRBO fee by booking directly.
The honest tradeoff
Airbnb and VRBO give you massive supply (thousands of Shore listings), a familiar booking UX, a payment platform you already trust, and formal guest refund rules. Their fees pay for all of that.
If you already know the exact rental you want — because a friend recommended it, because you've stayed there before, or because you found it on a direct-booking site like TrueStay — booking direct is usually the better deal. For a week-long Shore trip, that's hundreds of dollars you could put toward dinner at Beach Creek Oyster Bar instead.
Frequently asked questions
How do I avoid Airbnb and VRBO service fees for a Jersey Shore rental?+
Two ways: (1) Book through a direct-booking platform like TrueStay, with no commission markup. (2) Book on the owner’s own website, if they have one. Either path avoids the Airbnb fee built into the price or the VRBO guest fee (about 6% to 15%) on the same exact rental.
How much is the Airbnb guest service fee?+
Most guests no longer see one. Airbnb now charges most hosts a single fee of about 15.5% of the nightly price plus cleaning, taken from the host’s payout. Many hosts raise their Airbnb prices to cover it, so you often pay for it inside the price.
Does VRBO have the same fee as Airbnb?+
No. VRBO usually still charges guests a separate service fee, typically about 6% to 15%, lower on more expensive bookings. Hosts pay VRBO a commission as well.
Is booking direct safe?+
It can be, if you book through a reputable direct-booking platform (like TrueStay) or an established owner site with real reviews. You pay the owner directly, so if the owner accepts credit cards, paying by card gives you chargeback protection. Get the terms in writing, confirm the owner is responsive, and read the cancellation policy carefully. If something feels off, don’t book.
How much can I save by booking direct?+
In the Wildwoods, rentals booked directly with an owner of 1 or 2 units generally aren’t taxed, and there is no Airbnb fee built into the price. On a $3,400 July week plus $200 cleaning, that’s about $500 to $1,200, depending on how the owner prices their Airbnb listing.
Where can I find direct-booking Jersey Shore rentals?+
TrueStay (truestayrental.com) curates direct-booking Jersey Shore rentals. Some owners also run their own booking websites — Google the property name + "book direct" to find them.
What’s a security deposit vs an Airbnb damage policy?+
Some direct bookings require a refundable security deposit, set by the owner and returned after checkout if nothing is damaged. Airbnb uses a different model — no cash held, but they can charge you for documented damages after checkout.
